tips for getting your home show ready

  • Declutter

Selling your home quickly and at market price requires making it “show time ready”. One of the first steps we’ll take in preparation to sell your home will be consulting on a list of items to get you ready to sell. Depending on your home, this may take as little as a weekend or several weeks. By decluttering your home well ahead of time, you’ll be ready to tackle the repairs, cleaning, and finishing touches to ensure your home sells for it’s highest potential value. Donate and dispose of items you no longer need, and pack away items that are not frequently used.

  • Repair & Replace

A lack of basic maintenance can be a red flag to potential buyers. Small tasks such as oiling door hinges, tightening door knobs and light switches, repairing dripping faucets and leaky toilets, and replacing burned out light bulbs can go a long ways in the first impression potential buyers have of your home. Any larger maintenance that has been deferred such as roofing, heating/cooling units, or plumbing should be addressed to ensure there are no issues that may come up during the final home inspection.

  • Deep Clean

Doing a thorough deep cleaning of your home will help ensure that it has both “curb appeal” and an interior “wow factor” for potential buyers. In addition to a general cleaning of the interior, you should have carpets professionally deep cleaned and wash all windows. Outside, consider cleaning gutters, power washing the driveway and walk ways, and washing the exterior of the home and garage.

  • Finishing Touches

Sellers will need to decide what finishing touches they are interested in investing in. Some sellers choose to sell their home “as is” aesthetically, but basic upgrades like painting interior walls a neutral color, adding or improving landscaping, and replacing outdated hardware or countertops are cost effective ways of increasing the value of your home and the number of competitive offers you will receive.
