Eastside Real Estate Market Update: May 2018

Then and Now: Eastside Residential Active Listings

The chart below shows the median sales price of Eastside residential listings every May over the past ten years. While inventory is increasing—we have seen a 44.4% increase in the number of homes on the market as compared to May last year—we are still experiencing strong increases in the cost of homes on the Eastside. The median sales price has increased 10.7% since May last year, and 58.2% since 2008!

Eastside Waterfront Market Update: September 2016

The Federal Reserve decided at their September meeting to leave the bank’s key interest rates alone. This rate is closely tied in with mortgage interest rates. The Fed has signaled that it could hike rates in December, but for now, this could be a great opportunity to move up – especially with the slight increase in inventory.

Eastside Waterfront Market Update: July 2016

We have gained inventory over June, which is much-needed! The Eastside gained 56 properties comparing June with July. For residential properties, the average days on market in July was 15 days with a list to sales price ratio of 102.68%.

In King County as a whole, the average days on market was 17 with a list to sales price ratio of 102.97%. King County also gained inventory going from 3,216 listings in June to 3,596 listings in July.

Eastside Waterfront Market Update: June 2016

The housing inventory for King County is still well below normal levels for this time of year. The sale price to list price ratio for June was 103.3%, meaning that, on average, properties sold for 3.3% more than they were listed for, indicative of multiple offers.

The heat this week has me very grateful for all the lakefront homes that we have in our area. There is nothing like dangling my feet off the dock to ward off the heat as the sun is setting very late in the evening!

There are currently 9 lakefront homes available on the Eastside, ranging in price from $599,986 (the only one under $1,000,000) to just under $4,000,000.
