Eastside Real Estate Market Update: January 2019

Looking back over the last few years we can see some interesting changes in listings, interest rates and more from our local Eastside real estate market. Here are some of the facts:

Interest Rates

Interest rates are always changing. Do you know where they’re are at right now or how big of a role they should play in your real estate plans? If you are concerned about interest rates and their effect on your ability to buy, get in touch with me for a realistic evaluation.

Number of New Listings

The illustration above shows a change in the number of new residential listings every three years from 2009 to 2018. The percentage change is in comparison to the year directly before.

Active vs Pending

NWMLS stats for residential properties: Areas 500-600 except areas 501 and 561. Information and statistics derived from Northwest Multiple Listing Service.

Eastside Real Estate Market Update: September 2018

Today’s Eastside real estate market is not the housing market from one year ago. I know this because for years I have kept a close eye on how the numbers change from month to month – what’s selling, what price points are moving, how much new inventory is coming on the market and how long is it taking to move. Here are some of those numbers that compare September 2017 with our just closed September 2018.

Eastside Real Estate Market Update: August 2018

You may have heard in the news that our real estate market is changing. The number of homes for sale on the Eastside is up 82% over last year for a total of 1,569 active listings in August as reported by NWMLS. That is compared to 862. I am pleased to say that our current and local market numbers are representing a more-stable market. I expect to see a reasonable amount of buyers in the market for the inventory we have, fewer multiple offers, and much smaller overall price increases. The wages in our area could not sustain the rapid price increases of the last few years so these changes may allow buyers to catch up.

Eastside Real Estate Market Update: June 2018

The chart below shows the price per square foot of Eastside residential listings every June over the past ten years. From the low of $205 per square foot in 2011 to the current market in 2018 there has been an increase of 93.6%! That puts us at just below $400 per square foot right now. Eastside Real Estate Market Update: May 2018

Then and Now: Eastside Residential Active Listings

The chart below shows the median sales price of Eastside residential listings every May over the past ten years. While inventory is increasing—we have seen a 44.4% increase in the number of homes on the market as compared to May last year—we are still experiencing strong increases in the cost of homes on the Eastside. The median sales price has increased 10.7% since May last year, and 58.2% since 2008!

Eastside Real Estate Market Update: April 2018

Then and Now: Eastside Residential Active Listings

The graph below shows the number of Eastside active residential listings every April over the past ten years. Although we have seen a 24.2% increase in the number of homes on the market as compared to April last year, overall the number of listings has decreased 80.1% since 2008!

Eastside Real Estate Market Update: March 2018

Then and Now: Eastside Residential Active Listings

The graph below shows the number of active residential listings (dark green line) as compared to the number of homes under contract (light green line) in the Eastside over the past two years. If the number of pending sales approaches or exceeds the number of active listings, the higher the demand for more homes and the more competitive the market becomes.
